Pick a farm you can own

Bring a one page plan: how you price, how you market, and what happened the last three times you listed a home like theirs. Specifics win listings. Adjectives do not.

Track everything

Every conversation is a data point. Note who is thinking about selling in the next 6 to 12 months and when to follow up. The listing you take in March often started as a casual conversation in November. A system that remembers those conversations for you is worth more than any single closing.

Consistency beats intensity. Ten contacts a day for a year will build a bigger business than a burst of effort in one month.
