Buyers make you money once. Listings make you money again and again, because a listing markets you to every buyer and neighbor who sees the sign, the portal photos, and the open house. The agents who win listings are rarely the most talented. They are the most consistent.
Pick a farm you can own
A farm is a defined group of homes or people you commit to for at least a year. It can be a neighborhood, a condo tower, or a sphere of past clients and friends. The mistake most agents make is farming an area that is too large to touch often enough. Start with 300 to 500 homes. You want to reach every one of them at least monthly.
Build the weekly rhythm
- Monday: review new and expired listings in your farm. Expireds and withdrawns are motivated sellers who already tried to sell.
- Tuesday and Wednesday: make contact. Calls, door knocks, or handwritten notes. Aim for 20 conversations, not 20 dials.
- Thursday: deliver value. A market update, a just-sold card, or a short video on what homes are doing in that exact area.
- Friday: follow up with anyone who showed interest and set appointments for the next week.
Lead with proof, not promises
Sellers do not want to hear that you are the best. They want evidence that you can sell their home for more, faster, and with less stress. Bring a one page plan: how you price, how you market, and what happened the last three times you listed a home like theirs. Specifics win listings. Adjectives do not.
Track everything
Every conversation is a data point. Note who is thinking about selling in the next 6 to 12 months and when to follow up. The listing you take in March often started as a casual conversation in November. A system that remembers those conversations for you is worth more than any single closing.
Consistency beats intensity. Ten contacts a day for a year will build a bigger business than a burst of effort in one month.
